The proposal contemplates a mid-rise (9-storey) residential use building with commercial units at-grade along Richmond Road with a transition to a low-rise built form abutting the north property line along Tweedsmuir Avenue. Parking to be provided underground. The applicant is proposign a total of 127 dwelling units as well as at-grade commercial units facing Richmond Road. Parking is proposed to be provided underground, accessed from Tweedsmuir Avenue, to accommodate 97 vehicular parking spaces and 160 bicycle parking spaces.
It is proposed to construct a six-storey, mixed-use building on the Subject Property. The building will include two commercial units on the ground floor and 76 residential dwelling units. A Major Zoning By-law Amendment application is required to permit the proposed mixed-use building.The subject property is proposed to be rezoned to GM [XXX], with site-specific provisions for minimum required front yard setback, minimum required interior side yard setback, maximum permitted building height, maximum permitted floor space index, minimum width of landscaped area abutting a street, minimum required number of residents parking spaces and to permit a rooftop amenity area as a permitted projection above the height limit for the proposed development.

A Site Plan Control application to construct a four-storey French public elementary school (École élémentaire publique Louise-Arbour) and daycare; a future two-storey addition is also proposed.
Existing buildings and development were approved as part of the Phase 1 and 2 site plan approvals for the site. The current proposal represents Phase 3 for the site and was contemplated during the previous approvals. The Phase 3 area is ±18,269.51 m2 and consists of: single retail food store with a GFA of ±3,969.60; 261 parking spaces (includes 1 motorbike space and 8 accessible spaces); 8 bicycle parking spaces; two new private approaches (one from Noella Leclair Way for general traffic and one from Roger Pharand Street for loading vehicles); and, landscaping. A space to the immediate west of the proposed building is reserved for future development.

The City of Ottawa has received a Zoning By-law Amendment application to permit "Amusement Centre" and "Bar" as additional uses on the site. No changes to existing buildings are proposed.

The proposed development consists of three phases; construction of a temporary temple servicing infrastructure and parking, demolish the existing temple, construct a new temple, and convert the temporary temple into a priest residence. The development will contain sixty-one parking spaces total (60 place of worship, 1- residence) and three bike parking spaces. The site will maintain the two site accesses. The rear portion of the site is within the floodplain overlay and does not feature any development. The site will be on private well and septic.

Construction of a new catholic high school (grades 7-12) in Riverside South. The building will have an area of approximately 9,000 m2 to accommodate a capacity of 826 students and a potential future growth of 1186 students. A daycare of approximately 430m2 with 3 respective outdoor yards is provided on the site. The building will be a 2-storey streel structure with a combination of masonry and lightweight cladding.
