Dymon is proposing a five-storey mid-rise self-storage centre with an indoor parking area and an ancillary ground floor retail/reception area. A small surface parking lot with 10 spaces is also proposed to the west of the building. A zoning amendment is needed to increase to the permitted building height and lantern projection height; allow a lantern canopy projection into the front yard, eliminate required parking, reduce the width of an aisle accessing a loading space; permit a pedestrian pathway to cross a required soft landscaped buffer surrounding a parking lot; and permit vehicle parking to be located within the exterior side yard.

A site plan application is being submitted concurrently. An RVCA permit application will also be submitted concurrently to raise the grades on the site and permit development within an area of reduced flood risk.
The Heritage Permit application seeks permission to demolish two of the ten designated buildings on the site. In addition, the application seeks approval of the concept plan under the Ontario Heritage Act which includes the site layout and conservation approach for the remaining buildings on site including full conservation, façade retention and additions to existing buildings.
