Développements majeurs à Portobello South, Ottawa

A Site Plan Control application to construct a two-storey elementary school with a total floor area of 2,900 square metres. The school will accommodate up to 604 students within the school building and eight portable classrooms. Surface parking for 49 vehicles at the rear of the site will have access from Sweetvalley Drive.
The proposal consists of one 6 storey mixed-use building, containing 121 residential units and 375 m.sq main floor commercial, with underground parking.
A total of 95 residential dwelling units are proposed for the Provence Orleans Phase 5B Subdivision and include 41 detached dwelling units and 54 townhome dwelling units. The rezoning will apply to 10 detached dwelling lots and one townhome block within Phase 5B.
The City of Ottawa has received a Zoning By-law Amendment application to rezone the site from Development Reserve (DR) to Residential Fourth Density Subzone Z (R4Z) to permit a Planned Unit Development (PUD) with two buildings. Each building will be 3-storeys and have 15 units. A PUD needs to obtain Site Plan Control (SPC) Approval, and a SPC application has also been submitted.
The proposed development is a 141-unit retirement home
Existing buildings and development were approved as part of the Phase 1 and 2 site plan approvals for the site. The current proposal represents Phase 3 for the site and was contemplated during the previous approvals. The Phase 3 area is ±18,269.51 m2 and consists of: single retail food store with a GFA of ±3,969.60; 261 parking spaces (includes 1 motorbike space and 8 accessible spaces); 8 bicycle parking spaces; two new private approaches (one from Noella Leclair Way for general traffic and one from Roger Pharand Street for loading vehicles); and, landscaping. A space to the immediate west of the proposed building is reserved for future development.
A Site Plan Control application has been received to construct a three-storey high school with approximately 7,873 sq. m of gross floor area. The proposed development will also accommodate a parking lot, a bus loop area, bicycle parking and an area for the future allocation of 12 portable classrooms.
Proposal to remove existing surface parking from the north-west portion of the existing parking lot, east of the gas station, along Innes Road, and replace it with a single-storey restaurant comprising 461.94 sq.m. with 46 parking spaces and 35 queueing spaces for drive-through.

The City of Ottawa has received a Zoning By-law Amendment and Site Plan Control application to rezone the site zoned "General Mixed-Use, Exception 950" to expand the current zone exception to also permit residential uses, and to include modified provisions related to setbacks, landscape buffers, and minimum parking requirements to facilitate the proposed mixed-use development.
