Applications for establishing entitlements to facilitate future redevelopment of four assembled portions of land (Parcels A1, A2, B, and C) into a transit-oriented community consisting of low- to high-rise buildings of primarily residential use, parkland, and well-connected public realm space. The conceptual development consists of one 4-storey building, two 29-storey buildings, and one 40-storey building, with a total of 1,206 dwelling units, 444.5m2 of commercial GFA, 10,380m2 of amenity area, 610 vehicle parking spaces, 1,273 bicycle parking spaces, a publicly accessible mid block connection, a privately owned public space, and parkland (approx. 10% of site area).
The proposal contemplates a mid-rise (9-storey) residential use building with commercial units at-grade along Richmond Road with a transition to a low-rise built form abutting the north property line along Tweedsmuir Avenue. Parking to be provided underground. The applicant is proposign a total of 127 dwelling units as well as at-grade commercial units facing Richmond Road. Parking is proposed to be provided underground, accessed from Tweedsmuir Avenue, to accommodate 97 vehicular parking spaces and 160 bicycle parking spaces.

The Zoning By-law Amendment and Site Plan Control application propose a nine-storey mixed-use building along Richmond Road, stepping down to six-storeys along Kirkwood Avenue and four-storeys along Wilber Avenue. The nine-storey portion of the building is proposed to accommodate commercial uses on the main floors with residential uses above with the remainder of the building consisting of residential units. In total, there are 241 residential units proposed and approximately 675 m² of retail commercial along Richmond Road.

The City of Ottawa has received a Site Plan Control Application to facilitate the construction of a 9-storey mixed-use building with 141 residential units and 484 square metres of at-grade retail. The proposal contains 151 parking spaces (93 residential, 16 visitor) and 73 bicycle parking spaces.
