We are requesting a special exception to permit office in the existing building on the subject property. The building has an approximate floor area of 300 m2. No changes to the exterior of the existing building or the existing site is proposed. The proposal will convert the interior of the building into office workspaces. The property is listed on the Heritage Register, however no changes to the exterior of the building are proposed. The Enforcement of Non-compliant Driveways, which allows driveways existing in a certain configuration prior to 2007 to continue existing as long as they are not determined to be unsafe.

The proposed development is to demolish the existing 1-storey dwelling along with the existing 2 accessory structures in the rear and construct a 4-storey, 28-unit low-rise apartment dwelling. The proposed development proposes 28 bicycle parking spaces, zero vehicular parking spaces, a 1.8 m walkway from the sidewalk directly to the front door.
A Site Plan Control application has been received to construct a four-storey low-rise apartment building with two basement levels for 23 supportive housing units, a storage area for bicycle parking in the rear yard, and no on-site vehicular parking.
